While this is exciting news, what’s even better is that the Sun Valley Market has shown steady growth over the past three years, which has helped keep fears of another bubble at bay. Consistent and steady growth, especially in a resort market like ours, is ideal for any market and helps both buyers and sellers. Our office has put together a detailed report on the 2018 Sun Valley market, with breakdowns by property type (Residential Homes, Condos/Townhomes, Vacant Land) and micro-markets (Ketchum proper, Warm Springs, North of Ketchum, South of Ketchum, Elkhorn, Sun Valley Village, Hailey, Bellevue, South of Bellevue, and Stanley and Beyond). If you are interested in how a certain area of the Sun Valley market performed or would like to see a full review of 2018 across the county, check out our full report here.As always, if you have any questions about the details our office is always here to help, so give us a call and we can discuss even further!

Changes in the Real Estate Market in 2019

Are you curious about what the 2019 Real Estate market will look like? Housing prices have had a significant increase over the last couple of years. In 2018 alone, there was an increase in home prices of around 5.6%, but as most people have noticed, the real estate craze started to slow down towards the end of the year. What does this mean for 2019? Experts are projecting that though there is a softening in the market, there will still be an increase in home prices, it will just be at a slower incline. A nationwide panel of over one hundred economists, real estate experts and investment and market strategists predict that the home price appreciation in 2019 will be around 4.2%.What will this look like for sellers? If you plan to sell during the winter or "off season" you will have a greater chance of selling your house more quickly than if you were to wait until spring when there are more listings (more competition) on the market. With less inventory on the market, you will have a bigger pool of serious buyers and in turn will most likely have more interest and less hassle with the transaction. If you wait and sell in the peak season you may find yourself up against a bit more competition. With houses selling at a steadier pace, yours will really need to stand out, so make sure you price it right the first time, get your curb appeal up to par, fix any blemishes (and anything serious), and declutter your space! What can buyers expect?Home prices are still on the rise, so you will need to make sure you can afford to make the commitment to a new home purchase. You should see plenty of inventory in the peak season, though you may find yourself competing against other buyers more so than you would during the off season. With home prices and interest rates continuing to climb, buying sooner may serve you better!

2018 Holiday Food Drive

As a part of Coldwell Banker Distinctive Properties’ community service program, Distinctive Angels, we again partnered with The Hunger Coalition to launch a holiday food drive in our office for the month of December. We encouraged agents from all over the Valley to participate along with our own agents and their clients. It was so fun having agents and community members come to our office with donations and watching the food collection bin in our office’s lobby get filled up!In addition, we held a few small events outside both the Ketchum and Hailey Atkinson's Market to collect food from shoppers. While a little chilly, our agents were able to collect a ton of donations from super generous community members. All told we were able to collect 819 pounds of food and $246, which is the equivalent of 886 meals for our friends and neighbors in the Wood River Valley! What an awesome way to wrap up our 2018 Distinctive Angels efforts! Thank you so much to everyone who participated and made this significant contribution possible. If you are interested in getting involved yourself, find out more about volunteer and donation opportunities with The Hunger Coalition here.
